DISTINGUISHING FEATURES OF THE CLASS

 

The work involves responsibility for the cleaning and semi-skilled maintenance of a school or other municipal building or for an assigned section of a school building. Work includes both routine and specialized cleaning activities as well as semi-skilled repair and maintenance tasks. Work is performed under the direct supervision of a higher level custodian or an administrative superior. Supervision may be exercised over the work of a small number of subordinate custodial employees. When in charge of a building, responsibility is carried on a 24 hour a day basis. Work is reviewed through conference, reports and on the job inspection. Does related work as required.

 

 

TYPICAL WORK ACTIVITIES

 

Maintains floors by dust mopping, wet mopping, stripping, vacuuming, waxing, buffing and refinishing including all types, i.e., hard wood, tile of all kinds, terrazzo, concrete, marble and carpeted.

Maintains and makes basic repair to equipment used in all phases of maintenance and cleaning activities.

Performs semi-skilled maintenance and repairs on doors, locks, light fixtures, outlets, sinks, toilets, drinking fountains, windows and related equipment.

Performs a variety of inside and outside building and cleaning activities, including but not limited to cleaning walls, chalkboards, windows, lavatories and associate fixtures, kitchens and related equipment, dusting and waxing furniture, shoveling snow, mowing lawns, minor landscape maintenance and removing trash.

Performs maintenance tasks on low pressure boilers, air compressors and air conditioning equipment which includes but is not limited to making operational checks, reading gauges, turning on and off, routine cleaning, minor repair, testing blow down devices and assisting in major repairs.

Performs maintenance tasks on fan and ventilation systems, sump pumps, emergency generators and hot water heaters which includes but is not limited to making minor adjustments of controls, belts, replacement of filters, pit cleaning, routine test operation and routine blow down per manufacturer recommendation.

Receives and handles requests and complaints from building occupants.

May perform some scheduled basic preventative maintenance as directed by supervisor.

May perform routine inspections of school building property, belongings or inventory as directed by supervisor; reports on findings.

May supervise the work of subordinate custodial employees.

May be responsible for scheduling and ensuring that custodial shifts and operations are covered during absences.

 

FULL PERFORMANCE KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL CRARACTERISTICS

 

Good knowledge of building cleaning practices, supplies and equipment and their efficient use.

Working knowledge of the methods used in building maintenance and the ability to make semi-skilled plumbing, electrical, carpentry, and mechanical repairs.

Working knowledge of safety and emergency procedures for public buildings.

Skill in the operation of power tools, hand tools and mechanized cleaning equipment.

Ability to understand and follow written and oral instructions.

Ability to perform basic minor maintenance and repair of cleaning equipment.

Ability to interact and work well with building occupants and others.

 

 

MINIMUM OUALIFICATIONS

 

One (1) year of work experience, or its part time equivalent, performing heavy janitorial work which included the

use of manual and/or mechanical equipment such as buffers, floor scrubbers and ladders.
