DISTINGUISHING FEATURES OF THE CLASS

 

In a large school system, assists in the supervision and administration of the maintenance and operations activities. The work involves responsibility for assisting in the management of heating, ventilation, air conditioning, lighting and maintenance of school system buildings and grounds. The work may also involve responsibility for assisting in budget preparation and purchasing. General supervision is received from the Superintendent of Buildings and Grounds who allows the incumbent latitude for independent judgement and initiative. An employee in this class exercises supervision over subordinate custodial and maintenance employees. Does related work as required.

 

TYPICAL WORK ACTIVITIES

 

Assists in directing and supervising employees in the safe and efficient maintenance and operation of school system buildings and grounds.

Assists in developing, scheduling and managing a preventive maintenance program designed to maintain buildings, grounds and equipment in safe operating condition.

Assists in the selection, training and development of subordinate employees.

Assists and/or initiates, organizes and maintains appropriate in-service

training program for all custodial personnel.

Assists in ensuring that subordinate employees conform to requirements of law and policies of the school system and reports improper conduct of employees to Superintendent of Buildings and Grounds.

Assists in planning and supervising school system security activities.

Assists in investigating complaints and takes appropriate action to reduce repetition.

Assists in scheduling employees to assure adequate coverage for regular and special school activities.

Assists in preparing maintenance and operation budgets and justifications.

Assists in maintaining records of time and material expended, supplies inventory and projections of workload.

Assists in directing snow and ice control activities, tree and decorative planning and pruning. This may include athletic field and swimming pool maintenance, when such facilities are owned by the school district.

Responds to emergencies and organizes employees to cope with indicated needs.

Inspects work by custodial personnel to ensure proper housekeeping, heating, ventilation and care of furnishings and equipment.

Makes periodic inspections of buildings and grounds, especially heating plants and special hazard equipment.

Identifies and reports mechanical and structural deficiencies and the need for repair or replacement to Superintendent of Buildings and Grounds.

Investigates and reports on damage to buildings with recommendations for repair and prevention submitted to Superintendent of Buildings and Grounds.

May assist in preparing preliminary plans, specifications and cost estimates of assigned repair and alteration projects.

May assist in planning and establishing specifications for supplies and materials utilized in the maintenance and/or cleaning operation of the school district.

May assist in receiving and acting on citizen complaints regarding school property.

Acts for Superintendent in the latter's absence.

MINIMUM QUALIFICATIONS

 

Promotion:

 

Two (2) years of permanent competitive class status in the title of Custodial Supervisor or Maintenance Supervisor.

 

Open Competitive:

 

Four (4) years of work experience, or its part-time equivalent, in building maintenance, two (2) years of which must have been in a supervisory capacity over maintenance employees.
