DISTINGUISHING FEATURES OF THE CLASS
This is an important administration position responsible for overseeing the maintenance and physical plant upkeep of a large multi facilities school district. The employee works with considerable independence in planning, scheduling and supervising a comprehensive maintenance program. Work assignments are received both verbally and in writing from an administrative supervisor and work is received through conference. Supervision may be indirectly exercised over a large number of trades, maintenance and laborer personnel. Does related work as required.
Reviews work requests from schools; prioritizes and assign work to trades, maintenance and laborer personnel.
Directs and supervises staff in the safe and efficient maintenance of a large number of buildings and their mechanical systems.
Reviews work in progress with crew leaders, plans for seasonal work and improves preventive maintenance.
Inspects work in progress to insure it is being performed correctly.
Evaluates employees.
Participates in the selection, hiring, training and development of employees.
Plans and conducts training workshops for maintenance custodial personnel on procedures/changes for the operation of computerized temperature control systems, preventive maintenance and building maintenance programs.
Supervises the operation and maintenance of the temperature control system.
Implements and supervises the operation of a computerized work order maintenance system, preventative maintenance system and software systems used in support of these programs.
Investigates and reports on air quality and other health and safety concerns related to building operations and maintenance and exercises responsibility for the resolution of identified problems.
Participates in the preparation of the maintenance budget.
Reviews the departmental budget, operating reports, expenditures and other data; develops control including revising forms and record keeping procedures to increase accountability and reduce costs.
Prepares bid specifications for most maintenance department service contracts, major repairs and purchases not handled by other departments.
Thorough knowledge of modern methods, equipment and supplies used in the maintenance of public and school facilities.
Thorough knowledge of maintenance and operation including AC and mechanical systems.
Thorough knowledge of building maintenance trades and operations.
Good knowledge of construction drafting, blueprints and specification.
Ability to plan, organize, coordinate, train and supervise a staff having diverse skills in heating, plumbing, electrical, air conditioning, carpentry, painting, and other trades personnel.
Ability to maintain efficiency and harmony in working relationships among subordinates.
Ability to apply critical attitudes in the inspection and evaluation of work completed and in progress.
Ability to coordinate and schedule work assignments.
Ability to prepare and maintain written material.
A) Graduation from a regionally accredited or New York State registered college or university with a Baccalaureate degree in Business Administration, Management or Engineering and one (1) year of work experience, or its part time equivalent, in a supervisory capacity in the maintenance and repair of buildings including HVAC systems.
B) Graduation from a regionally accredited or New York State registered college or university with an associates degree in Business Administration, Management or Engineering and three (3) years of work experience, or its part
time equivalent, in a supervisory capacity in the maintenance and repair of buildings including HVAC systems.
